BUILDING INFORMATION:

• There are three (3) levels above grade plus a basement.
• The basement has a walk-in refrigerator unit, office, equipment and kitchen preparation area.
• The first level is occupied by the Tackle Box Restaurant with seating in the front, an exposed kitchen in the middle and bathrooms in the rear.
• The second floor is used by the Hook Restaurant for dining and is accessed from the adjacent building. The second floor is accessible by internal stairs but is locked off to separate the uses.
• The Hook Restaurant kitchen is partially located on the property behind the 3245 M Street building.
• The third floor consists of two small offices and a restroom used by the restaurant.
• There is alley access from the back of the kitchen.
• The roof was replaced in 2001 and the building HVAC systems were upgraded in 2006 and 2007 when the current restaurant was built out.
