Alex Green is a Principal and one of the founders of J Street. He began his career in 1983 at Coldwell Banker Commercial and through the years worked in Washington, DC at several leading commercial real estate companies including Charles E. Smith Company, LCOR, Carey Winston/Barruetta and Transwestern Commercial Services.
Mr. Green’s expertise and responsibilities span across all sectors of commercial real estate: office/retail, landlord and tenant representation, investment sales and development. His cross-industry expertise allows him to provide clients with a wide spectrum of services and market knowledge.
On the landlord side, Mr. Green has worked as the building leasing representative for numerous property owners. His landlord representation experience includes both downtown office buildings and suburban build-to-suit projects, negotiating leases with private and government tenants. Mr. Green’s notable landlord representation transactions include 1425 New York Avenue, NW, 1401 K Street, NW and 1600 K Street, NW. His list of landlord clients include companies such as ICG, IBG and Starwood. Over the years, Mr. Green has completed several million square feet of office leasing transactions on behalf of his clients.
Mr. Green also works on behalf of commercial tenants in search of lease and build-to-suit options. His in-depth understanding of the lease structure, building systems, financing and construction issues allow him to negotiate the most favorable deal terms on behalf of his clients. Mr. Green’s most notable transaction is the sale of the Washington Gas Headquarters at 1100 H Street, NW and subsequent leasing of 75,000 square feet at 101 Constitution Avenue, NW for the tenant’s new office space.
Investments sales are also a key part of Mr. Green’s scope of services. He works on behalf of both buyers and sellers to execute targeted acquisitions and dispositions. Over the years he has participated in many transactions valued at over a billion dollars. Along with several J Street partners, Mr. Green has personally invested in several office building projects including 2021 L Street, NW, 1801 K Street, NW, 1307 L Street, NW and 1025 Thomas Jefferson St NW.
In addition, Mr. Green is active in retail tenant representation. He represents XSport Fitness, a Chicago based 50,000 square foot full-service fitness company working to make their entry and expansion in the Washington Metropolitan market. Through the years, Alex has worked with such retailers as Washington Golf, Gold’s Gym and ZBurger. As a building representative, he completed numerous transactions with full-service and fast casual restaurants including Olives, DC Coast (Passion Foods Group), Starbucks, Organic-to-Go and Subway along with retailers and financial services groups such as The Bank of Georgetown,
Results Gym and CVS Beauty.
On the development side, Mr. Green was responsible for the construction, leasing and tenant fit-out for 265,000 square feet to the Department of Justice at 1425 New York Avenue, N.W., Washington, D.C. Another notable development project was the construction of a 75,000 square feet facility for the IRS in Martinsburg, West Virginia. In addition to these specific development projects, Mr. Green has been involved in numerous projects acting as the Owner’s representative and/or project manager.
